Villeray remains one of central Montreal's most affordable neighborhoods. A 3½ rents for $900–$1,300, while a spacious 5½ can be found for $1,200–$1,600. The housing stock is predominantly classic Montreal duplexes and triplexes, many featuring original woodwork and generous room sizes.

The neighborhood is popular with students, young families, and newcomers to Montreal who want central living without Plateau price tags.

Community & Culture

Villeray is one of Montreal's most diverse neighborhoods. Jarry Street offers everything from Italian delis to Haitian restaurants, Vietnamese pho shops, and Latin American bakeries. Parc Jarry — home to the IGA Stadium for tennis — is the borough's crown jewel, offering sports facilities, a large dog park, and shady picnic areas.

Villeray's wider residential streets and lower density make it one of the easier Montreal neighborhoods to move into. Most buildings have standard interior or exterior staircases without the extreme spirals found further south. Street parking is generally more available, but a no-parking permit is still recommended.
